I was honestly expecting around $18 million a year. 

I think that might be the kind of money he would expect if he hit unrestricted free agency next March, but the cost should be lower under these circumstances, right? He'l get a raise over his 2017 salary (more money sooner) and get some guarantees ahead of this season (when he could get hurt).

I think a player would actually get angered if a team implied they were a "product of the system/team".

We need to sign Rhodes.

It is almost always advantageous for the team to resign the player before they enter the final year of their contract. Once you get to UFA or a franchise designation you're bent over the barrel a little bit. Agents argue that the minimum guaranteed money should be the current years base + the projected subsequent year base. Basically, if you enter into a contract now the team saves money and the player is guaranteeing that money in the off chance they are injured. This is especially true if they're coming off a rookie contract or 5th year option. 

I am not an agent but here is what goes through my mind when I look at a Rhodes extension. 

1. Rhodes has a fully guaranteed $8,026,000 base for the 2017 season. 
2. The 2017 franchise tag for DB's was $14,212,000 and should be close to that in 2018. 
3. Based on that you figure Rhodes will have cash flow in the range of $22.5M in years 1 and 2. 
4. Recent comparable's are Stephon Gillmore (UFA deal) and Desmond Trufant (team signed). Both are 5 year deals with an average salary of $13.5M with 43% of that guaranteed at signing. 

That ultimately leads you to a proposed Rhodes deal: 5 years (yr 1 is the end of his current deal) for $70M with $30.0M guaranteed. 

2017: Base Salary - $8,026,000 / Signing Bonus - $2,000,000 / Workout Bonus - $0 / Cap Hit - $10,026,000 / Dead Money - $30,000,000
2018: Base Salary - $8,500,000 / Signing Bonus - $2,000,000 / Workout Bonus - $410,000 / Cap Hit - $10,910,000 / Dead Money - $28,000,000
2019: Base Salary - $8,500,000/ Signing Bonus - $2,000,000 / Workout Bonus - $410,000 / Cap Hit - $10,910,000 / Dead Money - $17,500,000
2020: Base Salary - $12,000,000 / Signing Bonus - $2,000,000 / Workout Bonus - $660,000 / Cap Hit - $14,660,000 / Dead Money - $7,000,000
2021: Base Salary - $13,000,000 / Signing Bonus - $2,000,000 / Workout Bonus - $660,000 / Cap Hit - $15,660,000 / Dead Money - $2,000,000
2022: Base Salary - $15,200,000 / Signing Bonus - $0 / Workout Bonus - $660,000 / Cap Hit - $15,200,000 / Dead Money - $0

Due to his player option the practical guarantee is a 3 year deal worth $35,846,000 (roughly $12M/season) going year to year in 2020-2022. 
 

I figured it is worth mentioning that typically you don't keep years 1/2 flat but I opted to structure it that way due to the number of contracts the Vikings are going to be writing in the coming seasons. They did a similar structure with Smith's extension and it staggers the cash flow for ownership.

I think you sit him down and say, "Cash Flow," and he'll have his agent on the line in 10 seconds. You say "Cash Flow" again and he just starts signing stuff without reading it.
